Higher-risk buildings are defined as buildings with at least two residential units which are at least 18 metres in height or have at least 7 storeys . This would bring a building into the scope of the act.
At minimum –
- You need to train new staff when they start work and tell all employees about any new fire risks.
- You should carry out at least one fire drill per year and record the results.
- If you have fire extinguishers suitable training must be given.
- Higher risk environments may need more in the way of training.
It can vary but the Fire Safety England Regulations 2022 gives that all multi-occupied residential buildings in England with storeys over 11 metres in height to:
- Undertake quarterly checks of all fire doors (including self-closing devices) in the common parts.
- Undertake – on a best endeavour basis – annual checks of all flat entrance doors (including self-closing devices) that lead onto a building’s common parts.
A fire strategy is commonly used as a means for collating and providing fire safety information for a building. It can be used as evidence for a buildings safety case submission.
Although many opt for an annual review , there is no set timeframe. The Regulatory Reform Fire Safety Order gives it as when:
- There is reason to suspect that the FRA is no longer valid.
- There has been a significant change.
- Where changes to an assessment are required as a result of any such review, the responsible person must make them.
